2 weeks rent from first rent payment
All tenants will be fully vetted and must supply a work reference, character reference, 3 months Bankers-statement, Passport copy or driving licence copy and a previous landlord’s reference if they have rented before. We also ensure all tenants pay a month’s rent in advance as a damage deposit.
- Initially we will arrange accompanied viewing for potential tenants
- Ensuring a compliance with current Gas, Electricity & Furniture safety regulations prior to tenant taking occupation
- Carryout an inventory of all the contents within the property and the condition that specific items are in (Carpets, Curtains, e.t.c) and “Check In”
- Draw up a relevant contractual agreement (usually a section 20 Notice and an assured Short Hold Tenancy in conjunction with the housing act 1988)
- All the relevant information will then be handed over into an account of your choice and your tenant will be advised to deal with you the landlord direct
- We will arrange rent payment into an account of your choice, or arrange a suitable alternative. At which point you will be charged a fee of 2 weeks fee from the first months rent
Once the tenancy draws to a close, we will issue on your behalf, should you wish, the standard notice requiring possession (section 21-1- B Housing Act 1988) to abide by the law and order. |
